Market Price Analysis - I guarantee to provide you with a complete analysis of the property with respect to the pricing trends affecting your home. I will assist you in determining the most effective listing price. I guarantee to update this information if there are any significant changes in the local or neighborhood marketing conditions.

Closing Proceeds - I guarantee to provide you with a detailed estimate of the expected costs to sell your property and the proceeds that you will receive upon closing. I also guarantee to update that information and include it with the presentation of all offers to you.

Advertising Flyer - I guarantee to design and distribute a full color Advertising Flyer complete with photos and features of your home to prospective buyers and other cooperative Realtors.

Internet Placement - I guarantee to place a photo and description of the features of your property on multiple internet sites including but not limited to: Realtor.com, Homes.com, Homeadvisor.com, RealPropertyStore.com and ThurstonHome.com.

MLS Cooperation & Presentation - I guarantee to place one or more photos and a description of the features of your home on the Las Cruces Multiple Listing Service. I also agree to supportively work with other Realtors in marketing your home and agree to compensate them if they supply a qualified buyer to purchase your property.

For Sale Sign - I guarantee to place and maintain a for sale sign on your property with my phone number listed to receive calls from interested buyers.

Advertising - I guarantee that while your home is actively listed with me, it will be advertised continuously in at least one local, color, printed real estate section or publication until it sells. (It may be rotated through different publications but it will always be advertised.)

Communication - I guarantee to communicate to you any pertinent information regarding your property. I agree to be available to you for questions or concerns throughout the listing/selling/closing process.

Home Warranty - I guarantee to offer you Home Warranty Protection on your home for the duration of the Listing (subject to warranty company's policy). This is free for the Listing period. It does require a commitment to pay for the extended warranty for the Buyer.

Purchase Offers - I guarantee to encourage offers and present to you any and all "Purchase Offers" and assist you in responding to and negotiating the terms of the offer.

Buyers - I guarantee to conduct regular open houses in the Las Cruces area in order to keep a current pool of interested buyers. I guarantee that any Buyers that I'm assisting to present an offer to you will be pre-qualified for loan purposes prior to presenting you with the offer.

Closing Procedure - I guarantee that once you have accepted an offer, I will work with you to ensure that all the steps are taken to prepare the transaction to close; and will be available to let the necessary inspectors into your home in a timely manner.

My Personal Guarantee - I guarantee to do all of the above mentioned items as part of your Exclusive Listing Agreement. If I should fail to provide these services, you may terminate the listing agreement. You agree to provide me with a written Termination Notice and allow me to correct the problem within 24 hours. If I fail to correct the problem, The Exclusive Listing Agreement must be cancelled in writing. If the listing is terminated the termination provisions in the Exclusive Listing Agreement will be followed.
